If you're pricing a shed in Wilmington, here's the straight answer. Our Premium Gable sheds are $5,200 for a 10x10, $5,450 for a 10x12, and $6,300 for a 12x12. That's painted, built on your site, with taxes and on-site construction included.
I'm Anthony with Port City Sheds. Jamie Policz and I build every shed ourselves for homeowners in New Hanover, Pender and Brunswick Counties. Here's what goes into those numbers, what can change them, and how to get a real quote.

What's included in the price
A lot of what other sellers list as add-ons is already in ours:
- Your choice of a single 36-inch door or 4- or 5-foot double doors
- Two screened windows (10x10 and up)
- Paint included, with custom paint colors available.
- Architectural shingles matched to your home, with a white drip edge
- Metal threshold and white PVC trim
- Pressure-treated 2x6 floor frame, 16 inches on center, with 3/4-inch AdvanTech flooring
- TuffBlock footings with integrated 4x4 posts
- Simpson Strong-Tie structural screws at every rafter-to-wall connection, and 5-inch lag bolts tying the walls to the foundation
- Upgraded black door hardware with a locking T-handle
That's the full building, not a shell.
What can add to the cost
Most people add one or two things. A few common ones:
- Workbench: $200. Runs the full width of the shed. Good for potting or tools.
- Storage loft: $200. Also full width. Keeps bulky things off the floor.
- 7ft side walls: +$325.
- 8ft side walls: +$450.
- Old shed removal: $900 for up to a 10x10, then $9 a square foot. This is for new builds only; we don't move or modify existing sheds.
- Ramps, extra doors, extra windows, transoms, a second paint color: all available. Current prices are on our pricing page.
If you're not sure you need something, ask. We'd rather talk you out of an add-on than sell you one you won't use.
What about bigger sheds?
Our standard line is 10x10, 10x12 and 12x12. If you need more room, we build custom.
Larger sheds are a different kind of project. In New Hanover, Pender and Brunswick Counties, any shed larger than 12x12 needs a building permit. Here's where our custom prices start:

Two other costs to know for custom work:
- Permit service: $1,450. We take care of the process, including most drawings, documents, and communication with the county.
- Design and consultation: $785. For larger scopes with permits, foundations, and detailed material choices, we do an on-site consultation and design quote. This fee is non-refundable.

Why a site-built shed costs what it does
You can find cheaper sheds. A kit's price is just the materials. You still supply the time, tools, paint, and the work to get it level and weathertight.
With us, about 90% of your shed is built in our shop, framed square with house-framing methods. Then we haul it and assemble it on your property. Most sheds go up in one day, usually about 5–6 hours on site.
Jamie is a licensed North Carolina General Contractor (GC LIC #63008) with over 40 years in residential and commercial construction. We don't send crews.
How paying works
- No payment is taken when you order online.
- I follow up, go over the details, and send you a formal quote.
- Once you approve it, a 50% deposit starts the build.
- The balance is due when the shed is done.
We take cash, check, or any major credit card. We also offer financing, and we can go over options when we quote. Only the formal quote sets the final price.
